When you buy a home from us, we take care of the whole package from beginning to end. Not only that, but we only buy homes from Manufacturers who stand by their product and will provide reliable and efficient service on the Homes they sell.

1. Start with our 15 Pre-Qualifying Questions

Once you complete your 15 Pre-Qualifying Questions, you'll get information from us on the next steps in the home buying process.

2. Informational Emails

This Email Will Provide you With:


 

  • Information about who we are
  • Information about the houses we sell and the process of purchasing
  • The Resident Application
  • The Lease and Rules & Regulations (Lease available upon request)
  • Rental Criteria/Rental Policy

 

3. Home Tour

Tour Available Homes


Due to recent employee shortages, we are recommending that potential home buyers have either a pre-approval with a financing company or a bank statement documenting funds for a cash purchase before touring homes. 


Self-guided tours of our available homes are made by appointment after the two steps above are complete and are scheduled by requesting via email at [email protected]. A time and day are selected Monday through Friday from 9am to 3pm.


Tours are not available on Saturdays or Sundays.

4. Application

Application Information


When you're ready, it's time to fill out the Application.


There is a non-refundable $45 filing fee PER adult. All persons to reside in the home are to be listed, including children. Each adult (over 18 years of age) must fill out and send in their own application. 

5. Need Financing?

We Can Help


We will provide you with a list of manufactured home loan sources. You can use any lender of your choosing to finance your acquisition, but to the best of our knowledge, the companies we identify are the only ones that we know who are actually making loans on "Manufactured Homes in a Land Lease Community in New Jersey." 

6. Time To Close!

Congratulations!


On the day of the closing you (and any other occupants of your home) will sign the Lease.
